The Manager Sacked/Hired Thread 2017/18

If they could fuck off the Bates Motel behind one of the ends that would help them out. Takes up a load of room they could use for capacity. Kuddly Ken always did like pointless shit tacked onto grounds.

It's one of those where there isn't an easy answer, yes they need a bigger ground but it's a real ballache whatever you do.

Spending that on a stadium was not a great plan even if he intended to stick around - where it was would have had commercial possibilities, but that amount of investment takes some pulling back
It would be logical for him to get his UK investor visa that he actualy invested. IIRC there was a tightening on the financial scrutiny for an investor visa.

There was talk of re development of Stamford Bridge 30 years ago, but even back then the logistics and the the cost made potential buyers back away.

Think the bigger obstruction is on the other corner of that end where the hotel is, the path around the stadium hits a real pinch point there and there's not a lot they can do without hoovering up the neighbouring properties, presumably at great expensive given the area. As it stands the hotel just fills a hole that they can do a lot else with, but if they do find a solution there is still another hotel in that corner that's unconnected so could easily lose the one if they need to.

I really hope they don't just build the existing plan, it looks hideous.

They'd be better off flogging the ground and outbidding Khan for Wembley or buying a brown field site off the A40.

The Pitch Owners situation nixes that. Move away and they can't call themselves Chelsea. Sell the ground and the freehold still belongs to them.

Oooof - that is QUITE the covenant.

Saying that, there is a decent footprint there. It would have to be insanely steep to go above 60k though unless you go ahead with the £1bn plan and expand sideways. That £1bn plan that was £500m a few months ago. Building in Chelsea (or nearly chelsea in this case) is just monumentally expensive.

The construction shouldn't cost them more for it being in Chelsea, no more than typical London uplift anyway, it'd be buying land that would drive the cost up for their postcode but they already own everything they're building on don't they?

There are actually some other projects that need to preceed the stadium works, building new offices and such to offset the space lost in demolition that can't be replaced until the new one is built, perhaps the £1bn figure factors that in rather than it all being on the stadium itself.

There is a raft of compulsory purchases to do isn't there to expand that footprint? Personally I hope they dont do it. The pictures look fucking garbage.

I'm not sure, from the images I'd seen it just looked like they were building some big odd shaped lump of a thing to fill the space they currently own as best they could. They could easily expand the footprint considerably by just buying properties off the one corner where there's a pinch point at the moment but even that's probably an eight figure sum in that neck of the woods.
